Upgrading a derelict site to create a modern residential area in Oudenaarde

In Robert De Preesterstraat in Nederename, a borough of Oudenaarde, a rundown housing site had stood vacant for more than a decade. The sheds on the plot were also dilapidated and had been out of use for a long time.

Florence, land buyer at Potrell, immediately saw the site's potential:

"This is a spacious plot, which gives us the opportunity to build some 11 houses and create a modern residential area. Thus, we can not only provide new housing opportunities, but also ensure a clear upgrading of the neighbourhood. Nederename is also part of Oudenaarde, a lively town with an extensive calendar of activities."

Land acquisition as a starting point

The site was purchased from two local entrepreneurs. Since they already had a permit, we were able to make a move immediately after the purchase.

What makes this project special is its strong focus on green landscaping. Over 20 new trees will be planted and each garden will have a wadi to allow rainwater to infiltrate naturally. Nature and environment are very important aspects at Potrell.

An advantageous location

The site's location makes the project especially interesting. At the edge of the plot is a playground where children will soon be able to play safely, and at the rear, the future houses overlook green fields in an agricultural area. A supermarket and a nursery and primary school are also within walking distance.

"We focus on well-located plots where there is a need for renewal," Florence adds. "In this case, we were able to repurpose an outdated site into a contemporary residential area with great attention to quality of life."
