In Eedstraat in Zwijnaarde, Potrell developed a contemporary new-build development comprising ten energy-efficient houses.
The starting point was a villa on a spacious plot that was for sale. Our team assessed the possibilities offered by the site and developed a concept that brings together all the advantages of the location and the site in affordable, high-quality housing. The result is a high-quality, harmonious residential setting with 8 semi-detached and 2 detached new-build houses.
A house with a green, park-like garden was for sale in a distinctive residential area of villas in Zwijnaarde. “We see this often: owners pass away or want to downsize, but large villas and plots can be difficult to sell. High energy costs play a major role in this. At the same time, there is pressure from Ghent to increase housing density, making subdivision the most sensible and sustainable option,” explains Florence, land acquisition specialist. “It is also more attractive financially for the seller: the development value in a dynamic area such as Ghent is significantly higher than the value of the villa itself.”
From prospecting to agreement
“After visiting the plot, we always prepare a proposal that takes planning requirements into account. In this case, we opted for two new villas and four pairs of semi-detached houses that meet modern requirements, while retaining the valuable trees on the plot. Based on this plan, we submitted a proposal to the owner and also purchased the adjoining plot.”
Following the initial contact, Potrell quickly moves on to a concrete proposal, so owners do not have to wait unnecessarily. Once an agreement has been reached, the planning application is submitted, the necessary permits are arranged and development of the new-build development begins. Florence: “We have been doing this for 15 years. By acting quickly, offering fair prices and developing as promised, we have built a strong and reliable reputation.”
