A property with a green park garden was for sale in a characterful villa district in Zwijnaarde. "We often see this: owners die or want to downsize, but large villas and plots are hard to get rid of. High energy costs play a major role here. Moreover, there is pressure from Ghent to densify, making parcellation the wisest and most sustainable option," says buyer Kevin Plet. "Financially, this is also more attractive for the seller: the development value in a dynamic region like Ghent is significantly higher than the value of the villa itself."
What do you do with an outdated villa: sell it, renovate it or divide it into plots? The owner of a villa in Zwijnaarde faced precisely that dilemma. Due to the renovation obligation and rising prices of building materials, selling it profitably or renovating it sustainably was difficult. Our purchasing team offered an interesting solution and soon six new homes will be built on spacious plots within cycling distance of Ghent.
From prospecting to agreement
“After visiting the site, we routinely develop a responsible urban development proposal. In this case, we opted for two new villas and four semi-detached houses that meet contemporary requirements, while preserving the valuable trees on the plot. Based on this plan, we made an offer to the owner and also bought the adjacent plot."

Once approved, the building application follows, the necessary permits are arranged and development of the new building project starts.
