Investing in energy-efficient new builds: 3 key figures for investors

Investing in new builds starts with a clear understanding of the market. That is why Potrell closely monitors developments in the Flemish rental market. Three figures highlight the key trends shaping the market today and why new builds are an interesting investment.

1.  50,000 Structural shortage of rental properties

The shortage of quality rental properties in Flanders continues to grow. This is also reflected in the latest CIB Rental Barometer: fewer than 50,000 new rental contracts were registered in 2025, a historic low. Demand for rental properties remains high, while the available supply is not growing sufficiently to keep pace. As a result, it is becoming increasingly difficult for prospective tenants to find a suitable home.

2. €907 The average rent for a flat

The tight rental market is directly reflected in rising rents. According to the CIB Rental Barometer, the average rent for a flat currently stands at €907 per month. For a terraced house, this rises to €1,054, for a semi-detached house to €1,176 and for a detached house to €1,192 per month. The limited availability of quality rental properties continues to support rental prices.

Potrell offers investors a varied range of new-build properties: from flats, such as those in Muidepoort (Ghent) and Torhoutse Steenweg (Bruges), to semi-detached and terraced houses in developments such as Denderleeuw and Willebroek. This allows you to choose the type of property that best suits your investment strategy and target group.

3.  25% of newly rented properties have an EPC A rating

The preference for energy-efficient homes has increased significantly in recent years. In 2020, only 13% of newly rented properties had an EPC A rating. Today, that share has almost doubled to 25%. This trend shows that tenants are increasingly making a conscious choice for an energy-efficient home.

By investing in an energy-efficient Potrell new build, you choose a property that responds to current market demand. All our new-build houses and flats comply with current energy standards and are designed with comfort, sustainability and low energy bills in mind. This means they meet the expectations of both today's and tomorrow's rental market.

The figures show a clear trend: a structural shortage of rental properties, rising rents and a growing preference for energy-efficient homes. Energy-efficient new builds respond directly to this market demand, combining strong rental potential with sustainability and limited maintenance and renovation costs.
